Eastcut Pothole Repairs
Eastcut Sandwich Bar, a culinary gem that has been serving up my favorite sandwiches since 2018 has a parking lot problem. The front and side parking lot is much older than the back half of the property and because of their traffic from customers and large trucks the pavement is degrading rapidly.
As specialists in asphalt maintenance and repair services in Durham, Raleigh, Chapel Hill, and the surrounding areas, we were thrilled to take on a project that not only enhances safety and functionality but also supports local businesses we love so much.
This post shows two small repairs we performed for Eastcut and highlights the areas we’re going to address for them later in the Summer.
The Challenge: A Worn-Out Parking Lot
Eastcut Sandwich Bar’s parking lot had seen better days. Frequent use, combined with weather-related wear and tear, had left its mark on the asphalt surface..
The back half of their parking lot was repaved in the past 10 years, whereas the front and side look significantly older than that. Age isn’t critical in asphalt if it’s built properly and maintained over the life of the pavement.
Large truck deliveries exasperated the problem
Small parking lots aren’t often built with the base layer needed to withstand the weight of semi-trucks, so over time tire grooves (rutting) starts to form as the base layer fails to support the weight of the vehicles.
Adding speed bumps helped slow customer traffic on the property but it caused more damage to the base layer by making heavier vehicles bounc in that area.
Our Approach: Infrared Asphalt Repair
Our team proposed using infrared asphalt repair – an approach that allows for a more seamless restoration of the existing asphalt surface. This method not only provides a durable repair but is also eco-friendly, aligning with our commitment to sustainable practices in all our projects.
The process began with a thorough evaluation of the affected areas to determine the extent of the damage and develop an effective repair plan. Using infrared technology, we heated the existing asphalt to make it pliable again before adding new asphalt material to fill to repair the potholes in the front of the business. This technique ensures a stronger bond between old and new materials, resulting in a repaired surface that looks new and will withstand the test of time.
Potholes are a tripping hazard for businesses
Our repairs for this visit were focused on minimizing trip hazards near the ADA parking stalls. One hidden liability for businesses are failing pavement where customers walk. Aside from being unsightly they pose real physical risk to customers moving throughout a parking lot.
Minimal Disruption, Maximum Efficiency
One of our top priorities during this project was ensuring minimal disruption to Eastcut Sandwich Bar’s daily operations. We understand that time is money for our commercial clients, which is why our skilled team worked efficiently to complete the repairs quickly without sacrificing quality.
We do our best to schedule repairs to happen with minimal commercial disruption to a business. Luckily, Eastcut is closed on Mondays so we were able to perform this work without any customer interaction.
Beyond Repair: Enhancing Safety and Appeal
The benefits of professional asphalt repair extend beyond aesthetics. By addressing issues like we significantly improved the safety of a parking lot. Customers can navigate the area more comfortably and safely, enhancing their overall experience at this local favorite spot.
