Sealcoating pavement serves as a vital protection against two main threats: oxidation and the sun’s harmful rays. Oxidation, a process that begins immediately after pavement installation, occurs when air and water molecules mix with sunlight, leading to the breakdown of asphalt.

This asphalt, acting as the adhesive that holds the stone and aggregate together, is crucial for maintaining the integrity of the pavement. Without it, the stones become exposed or dislodged, creating voids where water can accumulate.

During freeze-thaw cycles, these voids further deteriorate the pavement, leading to cracks and potholes. Additionally, asphalt provides flexibility to the pavement, preventing it from becoming brittle and prone to surface cracking and other damage.

To ensure long-lasting pavement, it’s recommended to seal and protect it once fully cured, typically within 6 months to 1 year after installation. Regular sealcoating every 3-5 years helps retain a high percentage of asphalt in the pavement, prolonging its lifespan and structural integrity.

Asphalt sealcoating is applying a layer or more of liquid emulsion and aggregate (like sand) to the pavement to help protect the asphalt from deteriorating. Think of it like applying sunscreen, which protects against burning, cracking skin, and hopefully cancer… You don’t want your parking lot to get cancer, right??!

Each project is unique. For example, if your parking lot was recently paved, applying pavement sealer will be as efficient as possible. If your parking lot is dirty with many cracks and a lot of surface preparation, the process will take much longer. In general, you want to avoid full traffic on your parking lot for 48-72 hours. Weather and temperature have a significant impact on curing time.

In an ideal scenario, your pavement will be re-sealed every 3 years. High-traffic areas will need sealing more regularly.
